- 3-room BTO — Approximately 15-18 sqm, often combined with dining
- 4-room BTO — Approximately 18-22 sqm with a defined dining zone
- 5-room BTO — Approximately 22-28 sqm with more flexibility
- Executive/DBSS — Approximately 25-32 sqm for generous setups

Clearance Rules That Matter
- Sofa to TV console — Minimum 90cm, ideally 120cm
- Sofa to coffee table — 40-50cm for legroom
- Side clearance — At least 10-15cm to walls
